Renting a Garage Service Standard
We aim to have well-run and well-maintained garage sites to provide a secure place for your vehicle and to reduce parking problems on estates.
To achieve this, we will do the following:
- Have a designated assistant for each area (East and West) to manage our garage sites.
- Inspect garage sites regularly to make sure the lighting works and the sites are tidy and free of litter and fly tipping.
- Keep a waiting list of all those who have applied to rent a garage.
If you are interested in renting a garage, we will do the following:
- Add your name to the waiting list for garages on sites which are closest to your home (depending on availability).
- Offer garages in order of the date of applications. However, preference will be given to residents living in SEH properties.
- Have a clear policy on who can rent a garage.
- Re-let vacant garages efficiently and within target timescales.
When we offer you a garage we will do the following:
- Give you 5 working days to decide whether or not to accept the offer.
- Ask you to sign a garage tenancy agreement.
- Ask you to pay one weeks rent before we give you the keys to the garage.
- Advise you on the different ways in which you can pay your rent.
- Provide a basic lock to the garage door. If you then wish to increase the security and fix an extra lock, you will have to pay for this.
- Make you aware of how to report repairs.
- Make you aware that you will have to pay for any replacement keys or lock changes, or for any damage which you cause to the garage.
- Explain that if you do not keep to the tenancy agreement, we will give one weeks' notice to end your tenancy and change the locks on the garage.
If you no longer wish to rent the garage, we will do the following:
- Ask you to let us know in writing with at least one weeks' notice.
- End the tenancy at noon on the Monday after the end of the weeks' notice.
- Ask you to cover the cost if we have to clear the garage of any items or rubbish, or if we have to store any items we remove.
To meet the demand for garages, and to keep garages and garage sites in good condition, we will do the following:
- Allow private/non-SEH residents to rent garages where demand from SEH residents and leaseholders is low.
- Have a strategy for those garage sites which are difficult to let. We will not demolish garages without consulting local residents first. Except for when demolition is required for health safety reasons.
You can help us by doing the following:
- Keeping to the terms of your tenancy agreement and paying your rent on time.
- Being considerate of others renting a garage and keeping the garage site clear and tidy. This includes not parking in front of your garage or anywhere which might cause inconvenience to someone else trying to access their garage.
- Reporting repairs to us to help us keep the garage/garage sites in a good condition.
