Planned Works Service Standard
At South Essex Homes, we want your home to be safe, comfortable and well maintained.
Sometimes, we need to carry out planned improvements to your home - like replacing kitchens, bathrooms, windows, doors, or roofs. These are called planned works.
We've put together this simple guide to let you know what you can expect from us when we carry out this kind of work.
What are planned works?
Planned works are bigger home improvements that we carry out in a planned way - not emergency or day-to-day repairs.
We use information about the age and condition of your home to decide when things need replacing, and we also plan the work based on our budget.
Some examples of planned works include:
- New kitchens or bathrooms
- Upgraded boilers or heating systems
- New windows, doors, or roofs
- Painting the outside of buildings
- Improvements to shared or communal areas
What you can expect
1. Plenty of Notice - We'll write to you at least 4 weeks before any work starts in your home. We'll tell you:
- What work will be done
- When it's due to start
- How long it should take
- Who to contact if you have any questions
2. Pre-Work Home Visit - For relevant improvements, a contractor will visit your home before work starts to:
- Check what needs doing - it may be that that on inspection the works are not required!
- Talk about your preferences (e.g. colour or layout where options are available)
- Understand if you have a disability, are unwell, or need any extra support while the work is being carried out, so we can make sure we're here to help.
3. Clear and Regular Communication - You'll always know what's happening and when. We'll keep you updated before, during and after the work.
4. Respect for You and Your Home - Contractors working in your home will:
- Be polite, tidy and professional
- Treat you and your home with respect
- Keep disruption to a minimum
- Make sure your home is safe, clean, and left with working facilities at the end of each day
5. High Quality Work - We use trusted contractors and check their work to make sure it meets our standards. If something isn't right, please let us know - we'll make sure it's put right as soon as possible.
6. A Chance to Give Your Feedback - After the work is done, we'll ask what you think so we can keep improving.
How long will it take?
Every job is different, but we'll always let you know how long it should take before we begin. Most work takes between 5 and 15 days, depending on what's being done.
We'll also explain what happens if there are any delays - and keep you updated every step of the way.
What we ask from you
To help things run smoothly, please:
- Let us in at the agreed times
- Move any small items or valuables before work starts if required
- Let us know if anything changes or you have any worries
- Keep pets and children away from work areas for their safety
After the work
If something isn't quite right or you're not happy with the work, please let us know - we'll make sure it's put right. We'll also get in touch afterwards to check you're satisfied and to hear any feedback you would like to share.
