Understanding Your Rent Change Letter

Every year, towards the end of February, you'll receive a Rent Variation Notice (often called a rent change letter). Recently, some residents told us these letters can be confusing, so we've created this easy guide to help you understand what they mean. 

 

Why don't the letters include my Housing Benefit or Universal Credit?

We know it would be helpful to see your benefit amounts in the letter, but unfortunately, we don't have access to that information - and your award could change before the letter reaches you. Instead, we'll show you how to work out what you need to pay.

 

What does the breakdown mean?

Your letter will include a section like this:

 

From [Date] these will be adjusted to the following amounts:

Weekly Net Rent             £xxx

Service Charges             £xxx

Water Rates                     £xxx

Tenant Insurance           £xxx

Total of charges              £xxx per week

 

Your breakdown might look slightly different. For example, you may have Heating Charges or other items instead of insurance. The important thing to remember is:

  • Housing Benefit and Universal Credit only cover Weekly Net Rent and Service Charges.
  • They do NOT cover utilities (like water or heating) or insurance premiums.

 

What do I need to do?

If you claim Universal Credit:

Update your claim with the new Net Rent and Service Charge amounts as soon as the new financial year starts, on the 6th April 2026 at the earliest. This ensures you get the right amount.

If you claim Housing Benefit:

Wait for your award letter from Southend-on-Sea City Council. Then subtract your award from the Total of charges shown in your rent letter. The difference is what you need to pay.

 

How do I work out monthly payments?

If you pay fortnightly, just double your weekly amount.

If you pay monthly, multiply your weekly amount by 52, then divide by 12. This gives you your monthly figure.
