Do I Need Permission For That?

There are certain things in your home that you will need to ask us permission for. This does not mean that we are automatically going to say no, it is so that we can make sure that what you are requesting is safe and will not negatively impact your home or your neighbours. We will always grant permission where possible and will fully explain our reasoning to you if we cannot.

Pets

South Essex Homes aims to promote and support the keeping of pets by residents that take responsibility for them. We recognise that this can improve both residents' and staff morale and foster a community spirit. Studies have even shown that the presence of animals can reduce work for staff, as residents are happier, less depressed, more sociable, outgoing and healthy.

It is generally perceived that properties that have direct access to external pathways on the ground floor are more suited to the keeping of dogs and cats, but properties where the front door opens onto an enclosed communal walkway are not suited. However, caged birds/animals and fish, dependent upon the size of the cage/tank, will often be permitted at most properties.

It is important that you ask permission to keep a pet in your home, whatever the type or size, but we will not unreasonably withhold consent and will always grant permission where this is practical.

Leaseholders should also contact us for permission to keep a pet if the property is a flat, please contact leaseholderservices@seh.southend.gov.uk to request this.

Altering and Improving your Home

If you wish to make any improvements to your home, you will need a secure tenancy and will also need to complete a Tenant's Improvement Application. A copy of the application form is available at www.southessexhomes.co.uk/altering-improving-your-home or can be obtained by calling us on 0800 833 160.

Our permission for you to carry out any improvements will not be unreasonably withheld, but a surveyor may need to visit your home to check on the proposed changes, to make sure that they meet health and safety and planning regulations. 

If you make any alterations without our written agreement, you may have to return the property to its original state while you still live at the property or when you move out, or pay us the full cost of reinstatement. 

You will need to get our written permission for changes such as:

  • adding an extension, porch, conservatory, patio or patio doors
  • installing domestic cctv or a smart doorbell
  • altering the structure of the building
  • moving or removing walls and partitions
  • removing ceiling, wall or floor surfaces
  • adding to or changing the electrical system
  • adding to or changing the heating or plumbing system, or installing a shower
  • installing double glazing
  • creating a vehicle crossover or parking space
  • fitting a television aerial or satellite dish
  • installing a new bathroom/kitchen

Leaseholders

If you are a Leaseholder, you have the right to improve your home, but in some circumstances, you will need written permission from us.  Please take a look at the Leaseholder Information section of our website.
