Temple Court Estate Inspection

Outcome of inspection:

Caretaking:

  • Heavy pigeon faeces on one property windows – 1st floor.
  • Broken mobility scooter on the 5th floor to be removed.

Repairs:

  • Brick missing from front right-hand side of the entrance-Dean to raise.
  • MED automatic door sensor not working during wet weather-Dean to raise.
  • External trunking on the left-hand side of the front entrance is rusting-Dean to raise.
  • Several stairwell windows boarded.
  • 5th floor lobby door window boarded -Dean to raise.

Tenancy:

  • Abandoned vehicle still present in car park-Phoebe to start legal process.
  • Dog urine by front entrance-Phoebe to send block letter.
  • Evidence of smoking on the 5th floor-Phoebe to send block letter.
  • Tenancy to look into options regarding pigeons around the block.

Grounds Maintenance:

  • Front shrubs are overgrown and encroaching ground floor windows, especially front of the building.
  • Garage site is overgrown with shrubs/trees and weeds.

Trafford House Estate Inspection

Some of the walls are bubbling, as in the plaster & some of the ceiling tiles are broken or stained.

It has been reported to me the radiator in the communal lounge doesn’t work either.

Viking Court Estate Inspection

Caretaking & Grounds Maintenance:

  • Outside and inside the block – Trees need cutting - Reported to estates and property services.
  • The whole block – the light timers are completely out of sync.

Repairs:

  • Delaware Roadside – bricks are missing from the wall.
  • Lights at the side of the block facing the park are not working.
  • Flat 48 – lights on balcony are not working.
  • Ceiling on balcony – paint peeling off.
  • Courtyard – ball shaped lights are not working.
  • Flat 30 – ceiling is leaking outside.
  • Communal stairwell - Glass is cracked.
  • Flat 6 – communal stairwell handrail needs repairing.
  • Number 35 – guttering outside is broken.
  • Number 11 – half of front door is boarded up.
  • Flat 27 – there is a leak outside – moss growing on the wall with white marks and a crack in the ceiling.


Tenancy:

  • Delaware Road - Motorcycle shed – keeps getting broken into – resident stated that they are used but not for cycles – resident took photos and reported this.
  • Delaware Road – gate to the side – is being kept open – resident would like to be kept up to date with this issue.
  • Delaware Road – traffic cones are in place near the bike shed, to prevent bikes parking but not working as bikes are still parking there, but none were present at this visit.
  • 20-25 Viking Court – bin outside is full.
  • 1 food waste bin for the block – supposed to have a bin liner in – resident has reported to Veolia but hasn’t been done.
  • Main Entrance door – mobility scooter stored.
  • Washing, clothes & terrain outside a property.
  • Courtyard- bikes being stored.
  • Chair and items stored outside a property.
  • Lots of plants, chairs and items stored outside of properties.
  • Broken toilet pan & chairs stored outside of a property.
  • Clothes airer & items stored outside of a property.

West Road Estate Inspection

Caretaking & Grounds Maintenance:

  • A resident reported about the gardens to the front of the block are always overgrown. Unsure of caretaking schedule. 
  • Common room - could do with a hoover/clean 
  • Gardens out the rear of odd numbers at Avon Way looking neat and tidy and well looked after 
  • Garage sites at Chelmer Way full of rubbish


Repairs:

  • Glass panel is cracked on 1st floor landing balcony.
  • Main door to West Road/Avon Way is not closing constantly opening and closing. Already reported to customer services. Repair reported
  • Water damage to bin shed - possible new door 

Tenancy:

  • Block 49/51 — Bike on ground floor stairwell and items in drying area
  • Both sheds are unlocked and full of items. Bikes mobility scooter

  • Emergency light by flat 8 not working.

Wood Farm Close Estate Inspection

  • A gate has been installed, need to ensure permission to install was given.
  • Tenancy Services Officer to send letter out with information on when to put rubbish out for collection, due to a number of pink and black sacks being put out prematurely and being ripped open by the wildlife.

  • A resident reported that the new door entry system is only working intermittently for residents

  • A drying room is being used to store patio furniture cushions. 
  • Dining chair and wooden placard dumped on ground floor stairwell inside main 
    entrance.
  • 2x child car seats being stored in the communal area outside an upper floor 
    property.
  • Supermarket trolley is chained to a railing on the ground floor communal landing.
  • Large tarpaulin sheet fixed to front entrance of a ground floor property, with several
    household items and personal possessions being stored outside.
  • Household items such as buckets, mops, brooms etc being stored on the communal 
    landing outside 3 properties. 1 removed on request.
  • Household rubbish bags being stored on communal landing outside 4 properties. 1 
    removed on request.
