Sandpiper Close Estate Inspection

Outcome of inspection:

Caretaking:

  • Numbers 90-104 – grass and flowerbed are overgrown.
  • Outside rear of the block – garden bin and gardening equipment require removal.
  • Rear of block – broken chair requires removing.
  • Rear of block – bushes and eucalyptus tree are overgrown.
  • Numbers 58-72 – rear of the block – bushes need cutting back, Hayley has suggested setting up a resident association to assist in maintaining the garden and gaining funding. Have contacted Resident Engagement Team to contact the residents for more information.

Repairs:

  • Numbers 90-104 – constant running water sound – Clive will investigate this and raise the repair.
  • Rear of block – communal washing line is broken.
  • Block of 105 – impact damage to the outside of the block – Clive to raise repair.

Tenancy:

  • Number 80 – has ring doorbell camera.
  • Number 78 – has ring doorbell camera.
  • Numbers 58-72 – mobility scooter outside the front of the block.

  • 66-88 & 90-112: End of block – ground floor entrance & 1st floor property – climbing weeds and old ivy needs removing from the end of the block exterior walls.

  • 2-16: Bin area of block – Gully missing drain.
  • 90-112: Communal Rotary clothes airer – needs restringing.

Outcome of inspection:

Caretaking:

  • Stairwell had been mopped in places but no wet floor cones present.
  • Chewing gum on the ground floor stairwell.
  • All other areas of a good standard.

Repairs:

  • Boarded windows in the stairwell.
  • Broken slabs to the side of the building due to vehicles parking on the pavement-Dean to raise and Phoebe to send block letter.

Tenancy:

  • Three properties to be contacted regarding items in the communal landings-Phoebe to contact.
  • Strong smell of dog urine by entrance-Phoebe to send block letter.

Grounds Maintenance:

  • Shrubs overgrown and encroaching ground floor windows, especially by the main entrance.
