Caretaking:

The bin room needed cleaning out and there was some algae in the pond still to be cleaned out. TSO has raised this to Estates. I will enquire about whether the skylights on the 1st floor roof can be cleaned too.

Repairs:

Where there have been some leaks in the skylights the ceiling tiles are now stained. I will raise this and the fact some of the skylights leak when it rains to the surveyor.

Tenancy:

Some items within the communal hallways, asked the cleaner to tend to these on site when completing the walkabout.

Alton Gardens

Outcome of inspection: Fair

Caretaking:

  • Complaints about frequency of communal cleaning / cobwebs still present in block 65 - 71
  • Been advised by contractors that overgrown bushes are tampering with the manhole and drains
  • Gardeners keep breaking drain cover and surround as they keep going over with machinery.
  • Rubbish pick needed by block 81 to 87 front and rear gardens.
  • Block 81 to 87 internal clean required bad condition.

Repairs:

  • Block 65 – 71 Reports major repair issue with drainage. And drains constantly getting blocked and backing up. Problem is with external drain to rear of property – drains 6 and 7.
  • Drain cover in rear garden is broken.
  • Door entry numbers fading – block 65 – 71

Tenancy:

Block letter to go out to residents advising them not to put wipes down the toilet.

Anson Chase Estate Inspection

Caretaking & Grounds Maintenance:

  • Block 136-146 - Block is dirty. Lots of bags and bits outside.
  • Block 74-84 - Ivy growing up the side of the building.

Repairs:

  • Block 136-146 - Washing line is broken. Window boarded up to front of the block.
  • Block 124-134 - Door handle to the rear of the block is broken. Communal Stair treads - some are broken. Floor tile near the rear entrance door is broken.
  • Block 74-84 - Crack in a floor tile on the 1st floor communal landing.
  • Gate near block 62-72 - Wooden gate to the car park is broken, needs fixing to be able to close properly, to avoid people using it as a cut through.
  • Block 50-60 - Crack in front door, bottom glass.

Tenancy:

  • Anson Chase in the car park area - Fly tipping - Maybe a sign could be out up to prevent people from doing this.
  • Block 124-134 - Door mats outside properties.
  • Block 112-122 - Door mat outside property.
  • Block 74-84 - Bike shed and items outside the rear garden.

Ashanti Close and Ashanti Lodge Estate Inspection

  • Block 138-128 - Bulk near to bin cage needs removal.
  • Block 126-116 - All clean and clear.

Repairs:

  • Block 138-128 – Window handle at the front of the building is broken as well as the window.
  • Block 114-104 - Glass to drying room door 108/110 is damaged. Window handle to the front of the block needs repairing. Bench outside block has a panel missing.
  • Ashanti lodge - Broken fence at front of the block.

Tenancy:

  • Bulwark Road – Fly Tip of bags and Tyres require removal.
  • Block 136/138 - Drying room is still full, have put a notice on the door – photos taken and sent to estate services – have given them a key to access and clear it.
  • Block 138-128 - Bulk near to bin cage needs removal.
  • Block 114-104 - Trampoline out in the rear garden. Property has a door mat outside. Drying room 112/114 being used for drying washing
  • Ashanti lodge - Items like prams etc being stored under the communal stairs. Unable to look inside the block.

  • A resident reported about the gardens to the front of the block are always overgrown. Unsure of caretaking schedule. 
  • Common room - could do with a hoover/clean 
  • Gardens out the rear of odd numbers at Avon Way looking neat and tidy and well looked after
  • Garage sites at Chelmer Way full of rubbish

Repairs:

  • Glass panel is cracked on 1st floor landing balcony.
  • Main door to West Road/Avon Way is not closing constantly opening and closing. Already reported to customer services. Repair reported.
  • Water damage to bin shed - possible new door 

Tenancy:

  • Block 49/51: Bike on ground  floor stairwell and items in drying area
  • Both sheds are unlocked and full of items. Bikes mobility scooter

Barringtons Estate Inspection

Caretaking:

  • Residents wanted to know with regards to the external window cleaning whether there were any updates.

Repairs:

  • Issues with the light switch on the 4th floor scooter room. Surveyor raised this to Axis in person when we were completing the walkabout.
  • Fridge in the communal lounge is broken, some of the ceiling tiles are broken or need replacing, some of the controls are broken on the communal radiators and there are some external loose bricks on the ground outside.

Tenancy:

  • There was rubbish in some of the bin rooms and some items in the communal areas, letters to be sent to residents in question as well as a block letter.

  • Emergency lighting all checked
  • Between 8th and 7th Floor metal gate on stairwell requires securing by cable ties

  • 2nd floor – damp and condensation issue – investigation required

  • Emergency Lighting between 1st and ground floor in stairwell not working
  • Between 2nd and 1st floor in stairwell – boarded up window been like this for 5 years
  • Bollard in car park area has been damaged by car – presents a trip hazard
  • Back entrance Emergency lighting not working above main door entrance
  • Trip hazard paving slab to side of building
  • Cracked glass in ground floor shed area. Approximately 1m square

  • 4th Floor – Chute Room, duvet left by chute and needs to be removed.

  • 6th Floor – Loose floor tiles need to be replaced near fire door and dry riser. Fire door, foam to be replaced.
