Our Damp and Mould Service Standards

It's always unsettling when you find mould growth in your home , and it's understandable to think there is something wrong. However, a majority of mould issues come from a build up of moisture , which is often caused just by living in your home.  

 

To prevent damp, mould, and condensation we will do the following:

  • Raise an inspection request to be carried out within 10 working days , to check for any defects found internally and externally .  

  • Monitor serious complex cases throughout the year .    

  • Where deemed necessary we will provide additional features to assist in combating mould growth.  

  • Refer to internal and external agencies to provide ongoing support , when required .  

  • Keep you informed of actions we are taking .  

 

When problems occur, we will do the following:

  • Attend Emergency Hazards within 2 hours and make safe within 24 hours (If we are unable to remove the emergency hazards, we will provide alternative emergency accommodation until this hazard is removed ) .  

  • Attend Significant hazards for initial inspection within 10 working days , provide the tenant a written report of our findings within 3 working days of the initial inspection being completed.  

  • Arrange any repairs required highlighted at the inspection to be started within 5 working days. Repairs identified to follow targets set out within the inspection report provided to the tenant.   

  • For extensive repairs , which include , but not limited to , damp surveys, structural checks etc we will complete these works within a 12 week period from the inspection date.  

  • Provide advice on preventing future damp, mould, and condensation within the property.   

  • Check key components are functioning correctly, such as extractors, heating systems, trickle vents and windows open and close correctly.  

  • For repeat cases of damp, mould and condensation we will look at placing monitoring equipment in properties and alternative methods to control/reduce the damp, mould and condensation within the property.  

 

You can help us by doing the following:

  • Report damp and mould as soon as it appears  

  • Properly vent ilate your property by opening windows, vents and using extractor fans when cooking and washing.  

  • Ensure you heat your property .  

  • Wipe down around your windows regula rly to remove moisture .  

  • Put lids on pans when cooking .  

  • When possible dry clothes outside rather than on a radiator.  

  • Try to leave space around furniture to create airflow.  

  • Make sure tumble dryers vent outside, either through an open window or fitted extractor vent.  

 

How to report d amp or mould problems  

If the damp or mould problem doesn't go away when you've tried our tips, or you're worried about it getting worse - report it to us.  

If you don't know what's causing the damp and mould in your home, or you think the problem is being caused by something that needs repairing, let us know as soon as possible.
